Report: Steelers Exploring Stadium Development Project

The Pittsburgh Steelers could be part of a new development project around Acrisure Stadium.

PITTSBURGH -- The Pittsburgh Steelers and developer Walnut Capital have collaborated to submit a proposal for a $30 million mixed-use commercial development to be built right next door to Acrisure Stadium, according to a report from Mark Belko of the Pittsburgh Post Gazette

The details of the project were outlined in the application for a $15 million Pennsylvania redevelopment assistance capital grant, in which the development team described the project as "commerical mixed-use space," that would allow both Walnut Capital and the Steelers to "expand their headquarters" while remaining on the North Shore. 

The grant applications specifies that the development will increase gameday parking options for both Steelers and Pirates games on the North Shore while also opening new retail space, Belko reported, but not any new housing. 

The site of the development would be located just across Allegheny Ave. from Acrisure Stadium in the Green 32 parking lot, which is confined by Sproat Way, Casino Dr. and Reedsdale St. The Daniel G. and Carole L. Kamin Science Center owns that property and any development would require their cooperation. 

Belko reported that the Science Center has been seeking development opportunities for that space while also maintaining the 450 parking spots contained in the lot. Science Center spokesperson Ned Shcano told Belko there is not currently an agreement in place to sell or rent the property. 

The Steelers deferred all questions to Todd Reidbord, the Walnut Capital president, who declined to provide additional details on the development not included in the grant application because of a confidentiality agreement, according to Belko.  

"While the football team was not specifically mentioned in the grant request, the application lists the prospective beneficiary as TR3 Landings JV LLC," Belko wrote. "The company’s address, as listed in state corporation records, is the same as the Steelers headquarters on the South Side."

The Stadium Authority of the City of Pittsburgh and the Sports & Exhibition Authority of Pittsburgh & Allegheny Country - which both help oversee Pittsburgh's stadiums and the surrounding areas on the North Shore - have both applied for and received Pennsylvania redevelopment assistance capital grants since the start of 2012, according to state government records.

Steelers owner Art Rooney said earlier this year that the organization is exploring "what it's going to take to be in this stadium for the next 10, 20 years, whatever it's going to be," Rooney said. The Steelers have six years left on their current lease at Acrisure Stadium, and Acrisure itself has a deal in place with the organization for exclusive naming rights to the building through 2036.
